Letter From the Elders:
Dear Church Family,
In 2018 we sensed that God was stretching our faith and our vision for what He could accomplish through our church. The words of Isaiah 45:23, reflecting the Lord’s expectation that every knee will bow in worship before Him, resonated within our hearts. He was, and is, calling us to greater things.
As you know, our Every Knee initiative includes the goal of reaching “Every Neighbor” in the Bryan/College Station area with the gospel. When we began to dream of both our Southwood Campus and our Creekside Campus, the Lord quickly led us to a home for each of those campuses. It appears that He has provided yet again. Our three current campuses – Anderson, Southwood, and Creekside – are strategically located to reach our neighbors in College Station. We now have an exciting opportunity to secure a location in central Bryan that will allow us to extend our impact for the gospel in a new area of our community.
The property is located at 2500 South College Avenue. It sits just northeast of Travis Bryan Municipal Park, and 5 minutes from SOS Ministries. It is also directly across the street from Twin City Mission – the original location of Grace Bible Church! The site is owned by St. Michael’s Academy and contains five buildings: a small chapel, an administration/classroom annex affixed to the chapel, a large gym with stage (17,840 SF), and two 2-story buildings (8,100 SF each) with space for classrooms and offices. Altogether, the buildings cover 45,000 square feet on 3.5 acres of land.
The site is ideally located in the center of Bryan’s redevelopment project known as Midtown. The project focuses on developing the area from Northgate up to the edge of downtown Bryan, with South College Avenue serving as a major north-south thoroughfare. Midtown is comprised of five districts. Our proposed site is in the Park District, named for its close proximity to the soon-to-be redeveloped “super park,” the site of the former Bryan Municipal Golf Course that closed in 2017. This entire area will be filled with new, exciting, strategic ministry opportunities in the upcoming years.
On March 1, 2019 Grace Bible Church entered into an “option contract” with St. Michael’s Academy for a sales price of $2,252,825. The contract specifies that as necessary Grace Bible Church may use up to 180 days to inspect the property. After an initial 60-day free inspection time, GBC will pay St. Michael’s $8,200 for each additional month needed for inspections as an extension fee. If the property is deemed unacceptable by GBC, we are not obligated to purchase the property but would forfeit any extension fees paid prior to terminating. If the sale goes through, the inspection fees would be applied to the sales price. St. Michael’s Academy Preschool would lease space from GBC for 2 years with renewal options up to 5 years.
The property currently has several non-profit organizations that rent space in the various buildings. We estimate a monthly rental income of $10,000 that would significantly help offset mortgage payments for the property. This arrangement would afford Grace Bible Church a way to secure the property rather inexpensively while we seek to learn the best ways to serve to the community around the site. We believe this opportunity is a timely and effective way to establish a Grace presence in the city of Bryan. It is wonderfully located near many of our community outreach partners and reasonably priced.
At this point, we simply want you to know about the idea so that you can pray and prepare to ask any questions that the Lord lays on your heart. If the property inspections are acceptable, then we will provide occasions for additional discussion and arrange a congregational meeting and vote on the purchase of the property.
